By checking below, all applicants agree to and affirm the following: I hereby apply to lease the above described premises for the term and upon the conditions above set forth and agree that the rent is to be payable the first day of each month in advance. I warrant that all statements above set forth are true; however, should any statement made above be a misrepresentation or not a true statement of facts, all of the deposit will be retained to offset the agent's cost, time, and effort in processing my application. I hereby give $35/adult as a non-refundable application fee. If the application is approved, a non-refundable security deposit will be due within 3 days of application approval. The 12 month lease term must start within 2 weeks of receipt of the security deposit. If the application is not approved or accepted by the owner or agent, the applicant hereby waives any claim for damages by reason of non-acceptance which the owner or agent may reject. I authorize an investigation of my credit, tenant history, banking, employment, and criminal history for the purposes of renting a house or condominium from this owner/manager. Applicants must have a combined gross income of at least 3 times the monthly rent (proof of income is required). Previous rental history must show timely payments, sufficient notice to vacate, no complaints, no NSF checks, and no damage upon vacating the property. The applicants’ credit history should not show habitual late payments, eviction filings, judgments, collections, liens, or bankruptcies. Applicants must not have been found guilty of any felonies for the past 7 years (or for any period of time for any drug related, sexual related, murder related, or arson related felony). Valid photo ID documentation (i.e. driver’s license or state ID) is required as part of the application process.
